Construction Notice: Site Preparation
Demolition Works Beginning as Early as the Week of June 15, 2026
Beginning as early as the week of June 15, 2026, site preparation and demolition work will take place on the Quayside development site at 259 and 291 Lake Shore Boulevard East, between Bonnycastle and Small Streets. Dream Unlimited, with its construction manager, CentreCourt Constructors Inc., will be carrying out this work in preparation for the construction of new homes, which is scheduled to begin later this year.
This site preparation and demolition will be carried out in phases, including interior demolition, above-grade structural demolition, below-grade demolition and site clearing. This work is anticipated to be completed by August 2026.
Dust and noise control measures will be implemented, such as periodic water spraying, covering of loose materials and regular site housekeeping. These practices will help reduce airborne dust and maintain a safe, clean environment for the surrounding community. All construction activities will comply with applicable City of Toronto noise by-laws, and efforts will be made to minimize noise impacts where feasible, including maintaining equipment and limiting vehicle idling. There will be no traffic impacts during this phase of work.
Background
Quayside will be a dynamic, inclusive and resilient community that plays a pivotal role in reorienting the city towards Lake Ontario. It will span 4.9-hectares (12-acre) at the foot of Parliament Street, comprising about 3.2 hectares (8 acres) of developable land across five development blocks, as well as parkland, open space and future roads. It’s destined to become a vibrant hub, linking nearby neighbourhoods like St. Lawrence, the West Don Lands, the Distillery District, Bayside, and Ookwemin Minising.
Waterfront Toronto is leading Quayside’s infrastructure public realm and local developers, Dream Unlimited and Great Gulf Group, will develop the mixed-use community. The first phase will be delivered by Dream Unlimited. The development will be constructed in stages, beginning with infrastructure, local streets, and interim uses.
