The award-winning Canary District Condominiums bring urban flair to Toronto’s next great neighbourhood.

Developed by Dundee Kilmer Developments as part of the ambitious 2015 Pan/Parapan American Games Athletes’ Village project, the Canary District features mostly mid-rise condominium buildings in the heart of the West Don Lands.


The Canary District will be a highly walkable neighbourhood with great connections to downtown, the neighbouring Corktown and Distillery neighbourhoods and Don River trails. The overall design of the Canary District was guided by Waterfront Toronto's West Don Lands Precinct Plan, and in keeping with Waterfront Toronto’s sustainable development requirements, all buildings have been designed to achieve LEED® Gold certification.


Cafes, restaurants, vibrant retail, accessible community services, beautiful public art and proximity to Waterfront Toronto's signature parks will provide residents and visitors with the comforts and conveniences of a well-established neighbourhood.


The Canary District is being built in phases. Phase one, which includes 805 suites on two development blocks located on Front Street east of Cherry Street, was first used as temporary accommodation for the athletes and officials of the 2015 Pan/Parapan American Games. Now that the Games are completed, permanent suite finishes will be installed over the coming months to ready the units for permanent occupancy in the spring of 2016. Future phases will include additional market condominiums on three development blocks, also located on Front Street east of Cherry Street.

The Canary District’s first development block is a two tower building that runs the length of the north-south block from Front Street to Mill Street, east of Cherry Street. The two buildings comprise 369 suites connected by a low-rise five-storey bar building around a central raised courtyard featuring an amenity pavilion and townhomes at ground level.


Characterized by contemporary finishes and clean geometric lines, the towers are clad in translucent glass, steel and charcoal grey limestone. The ground floor has soaring floor-to-ceiling glass walls overlooking wide pedestrian promenades on both Front and Mill Streets.


The south tower, fronting on Mill Street, is an eight storey building with condominiums and live/work units at grade. The north tower is 11 storeys with retail at grade along Front Street. The townhomes have street-level entrances that naturally connect the building to the surrounding community.


Further east at the corner of Front Street and Bayview Avenue, are two buildings that make up the second development block. The massing of this block comprises two buildings connected at grade with a double height lobby and offering 436 suites. The building located at Bayview Avenue and Lawren Harris Square is an 11 storey mid-rise with townhouses at grade. The slab building located at the corner of Bayview Avenue and Front Street steps up from 11 to 15 storeys with retail at grade. Both buildings include rooftop amenities with stunning views of the park and surrounding area.

To ensure aesthetic diversity, Dundee Kilmer employed an integrated design team composed of four internationally-recognized architecture firms. The architects were commissioned to design unique, contemporary buildings that will set the standard for future phases of development in the Canary District. The overall design is focused on walkability and integration with the other neighbourhoods under development in the area.


Key design elements in the Canary District include open and transparent streetscapes, an extensive pedestrian network to ensure a highly walkable and pedestrian-friendly neighbourhood, and large-scale windows and balconies to connect residents living above with the bustle of streets below.


The development includes a secondary system of interior routes through the mid-block courtyards to provide strong north-south connections in the neighbourhood, and every block has been designed to reinforce Front Street as the main street and public promenade in the community.
